All tenants over the age of 18 must apply separately. All fields are required.

If approved, We will contact you to fill out the background check. Please do not fill out background check application unless approved.

Accepted Tenants will be required to provide the following information within 24 hours:

  • Copy of Driver's License OR Photo ID

  • Copy of Social Security Card

  • Non Refundable Deposit to Hold the Property

Below are a list of helpful forms for all current W Property Tenants.

Rental Guidelines


AGE, EMPLOYMENT & INCOME
Applicants must:
- Be eighteen (18) years of age or older
- Earn a gross monthly income of at least three times (3x) the monthly rent
- Be employed at least six (6) months by the same employer. If not by the same employer, there shall be no gaps between employments
- Show verifiable income (no cash income)

HOUSING HISTORY
- A minimum of three (3) years of rental history will be verified. Verification will include:
- Confirmation that applicants pay rent on time
- Confirmation that applicants do not currently owe money to present or previous landlords
- Confirmation that current lease has or will expire prior to move in date
- Confirmation if applicant is still liable for future rental payments if lease has not expired
- Inquiry as to the applicants history as a good resident/neighbor
- No rental collections, judgments, or evictions will be accepted

CREDIT CHECK
- We will use a third party to determine credit history
- We will verify that there are no rental collections, judgments, or evictions
- You may not be in a current bankruptcy
- You may not have overdue utilities (specifically gas and electric)

CRIMINAL HISTORY
- A criminal background check will be performed at the time the application is made
- All persons with a felony conviction or any pending felony charge will not be accepted
- We reserve the right to update criminal background check(s) at any time during

INCREASED SECURITY DEPOSIT
- If an applicant meets all other requirements, but has some unfavorable credit (excluding rental judgments or collections) or no verifiable rental history, they may be accepted by paying an increased security deposit

IDENTIFICATION & INCOME VERIFICATION
- Applicants must present:
- A state issued photo ID
- A copy of their social security card
- Two (2) recent paystubs

PET POLICY
- We charge a non refundable pet fee of $250, plus an additional $25 a month per pet
- We MAY allow dogs and cats under the following conditions:
- Dogs and cats must not exceed thirty five (35) pounds
- No aggressive breeds allowed
- Cats must be neutered and declawed
- There is a two (2) pet maximum
